Lehi, honestly

I live in Lehi, so I'll give it to you straight. This town has museums, gardens, a flour mill that has been here since 1906, and a mountain full of trails. It also has more orange cones than any one city should own. You don't get one without the other, and anyone who says otherwise is selling you something.

If you're moving here for a Silicon Slopes job, Lehi puts you close to the work. If you already own here and you're thinking about selling, the question is less "is Lehi popular" and more "what are buyers paying for on my side of town right now." Either way, which part of Lehi you pick matters more than the city name on the listing.

Here's how I'd think about it if I were you.

Lehi isn't one place. It's a handful of very different places that happen to share a zip code or two. A few you'll hear about:

  1. The Secret Garden at Ashton Gardens, Thanksgiving Point

    Thanksgiving Point area

    This is the museum and garden campus, the Lehi FrontRunner station, and the office parks around them.

    Thanksgiving Point itself describes its farm as sitting in the heart of Silicon Slopes, which tells you who's commuting here. Living near it means the train, the gardens and the offices are close. It also means event traffic when the corn maze and the holiday lights are running.

    Traverse Mountain

    Up on the mountain, with the Hidden Canyon Trailhead giving you access to more than 28 miles of trails, according to the city.

    The Mayors' Trail connects into the Draper trail system. Eagle Summit Park and Shadow Ridge Park (on Traverse Mountain Boulevard) are both here. If you want to walk out your door and be on a trail, look here. If you hate hills in January, drive it in January first.

  3. Holbrook Farms

    Home to Holbrook Farms Park on North Drexler Drive, with a playground, a walking path, six pickleball courts, and a pavilion the city calls Food Truck Alley.

    This is historic Lehi, where Lehi Roller Mills still sits on East Main Street.

    You may recognize the mill from Footloose. Homes around the older core tend to be older too, so budget for a careful inspection.

  5. West Lehi and the 2100 North corridor

    The west side is where most of the road building is happening right now, with the newest stretch of Mountain View Corridor and the 2100 North freeway under construction.

Lehi has a little of everything: older homes near the historic core, established subdivisions, townhomes, and plenty of new construction where open land has been turning into streets. The practical rule is simple. The newer the neighborhood, the more you need to know about what's planned next door.

If you're shopping new builds, read my New Construction Guide before you walk into a model home. The friendly person at the sales desk works for the builder, not you. Many builders want your agent registered on your first visit, so bring me, or at least name me, before you sign in.

The city is also planning around the train. Lehi has an adopted Thanksgiving Point Area Plan (readopted by the City Council on August 8, 2023) and a station area plan that looks at redeveloping the UTA parking lots next to the Lehi FrontRunner station with housing and jobs. Plans are plans, not shovels, so check the city's current status before you count on anything.

Commute and access

Commute and access

This section maps the main areas of Lehi so you can compare them yourself. Read it twice.

  1. I-15 and Timpanogos Highway

    I-15 runs right through town, and the Timpanogos Highway (SR 92) interchange is how you reach the Thanksgiving Point area and the FrontRunner station.

  2. Mountain View Corridor

    In December 2025, UDOT opened a four mile segment between 2100 North and Porter Rockwell Boulevard, with two lanes each direction, five pedestrian bridges and a 12 foot wide path alongside.

  3. 2100 North freeway

    UDOT started building a 2.8 mile freeway connection between I-15 and Mountain View Corridor in March 2026.

    It's a $621 million project expected to run through late 2028. UDOT's engineers estimate it will save east west commuters about 12 minutes each way at peak times once it's done. Until then, expect construction. UDOT says the existing 2100 North lanes are meant to stay open.

  4. Pioneer Crossing (SR 145)

    UDOT is adding Flex Lanes to improve traffic flow and said in March 2026 it expected that work to finish in 2026.

    UDOT calls it one of the most congested corridors in Utah County and expects the 2100 North connection to take some pressure off it.

    Lehi's train station is at 3101 N. Ashton Blvd., inside the Thanksgiving Point business park.

    FrontRunner runs north toward Draper, Salt Lake Central and Ogden, and south toward American Fork and Provo. The base fare is $2.50 for one station plus 60 cents for each additional station, per UTA as of September 2026.

  7. No TRAX in Lehi

    People ask me this a lot.

    UTA's station list shows the TRAX Blue Line ending in Draper, so the train in Lehi is FrontRunner commuter rail.

Before you write an offer

How long will your commute be? I won't guess a number for you, because it depends on your side of town, your office and what time you leave. What I'd do: drive it at rush hour, both directions, on a weekday, before you write an offer. Tuesday around 5:15 tells you more than any listing ever will.

    The city lists the Murdock Canal Trail (5.15 miles in Lehi), the Lehi section of the Jordan River Parkway (9.16 miles), and the Traverse Mountain system, including hiking only and downhill mountain biking only routes like Stairway to Heaven and Lehi's Dream.

  4. Parks

    Holbrook Farms Park, Eagle Summit Park and Shadow Ridge Park are a few, with more across the city on the Lehi parks pages.

  5. Silicon Slopes

    Plenty of people move here for work in the tech offices around Thanksgiving Point and along I-15.

Lehi's public schools are currently part of Alpine School District. On July 1, 2027, they move to the new Aspen Peaks School District, created when voters passed Proposition 11 in November 2024. Aspen Peaks covers Alpine, American Fork, Cedar Hills, Highland, Lehi and the Utah County part of Draper.

Aspen Peaks has also launched a districtwide boundary study, so school assignments could change. Boundaries shift in fast growing areas, and a listing or an online map can be out of date. Check your specific address with the district, not a listing, before you buy.

No. Lehi has FrontRunner commuter rail, with the station at 3101 N. Ashton Blvd. in the Thanksgiving Point area. UTA's TRAX Blue Line ends in Draper. FrontRunner connects you north to Salt Lake and Ogden and south to Provo.

How long is the commute to Silicon Slopes offices?

It depends on which side of I-15 you live on, which office you're driving to, and when you leave. I won't give you a made up number. Drive the route at rush hour before you make an offer, and if you can, try the train from the Lehi station too.

What is the 2100 North freeway, and when will it be done?

It's a 2.8 mile freeway connection UDOT is building between I-15 and Mountain View Corridor. Construction started in March 2026 and is expected to run through late 2028. UDOT estimates it will save east west commuters about 12 minutes each way at peak times once finished.
