I pull these straight from the builders' own websites every week, pick the three worth the most to a buyer, and tell you the catch. My opinion, not a guarantee.

What do APR, buydown and concessions mean?
APR
The yearly cost of the loan with lender fees included. It is usually a bit higher than the rate, and it is the fairer number to compare.
Permanent fixed rate
Your interest rate stays the same for the whole loan.
Temporary buydown (2-1 or 3-2-1)
The builder pays to lower your rate for the first 2 or 3 years. A 3-2-1 means 3 percentage points lower in year one, 2 in year two, 1 in year three. After that you pay the full rate, so your payment goes up.
Concessions or cash toward costs
Money the builder puts toward your closing costs or your rate, often shown as a percent of the price.
Preferred lender
The mortgage company the builder wants you to use. Most of these deals only work with that lender.
ARM
Adjustable-rate mortgage. The rate is fixed for a set time, then can go up or down. A 7/6 ARM is fixed for 7 years, then can change every 6 months.
FHA and conventional
Two common loan types. FHA loans are backed by the government and allow a smaller down payment. Conventional loans are not government-backed.
Quick move-in or inventory homes
Homes the builder has already built or started, so you can move in sooner.

"Unpublished, inquire" means the builder didn't post it, so we didn't guess. Confirm current terms before you write an offer. Rankings are Franco's opinion.
